New Vision Capital Strategy (“NVCS” or the “Company”) is a national opportunistic and value-add real estate sponsor that invests in office, retail, multifamily, hospitality, and industrial assets. NVCS sources investment opportunities through the Company’s extensive network and relationships with CMBS special servicers, national and regional banks, and specialty finance / hedge funds. Our deep relationships with these institutional partners allow NVCS to receive a first option to acquire value-add and opportunistic commercial real estate and senior notes secured by commercial real estate.
The Company’s collaborative expertise provides investors with access to a high-yield commercial real estate investment platform. The Team’s combined 45 years experience in the structuring, financing, developing, and operating of commercial real estate provides investors with an un-paralleled advantage over the investment marketplace. NVCS’ asset management platform gives the passive investor the ability to identify and execute on high-yield off-market transactions.
NVCS seeks to acquire office, retail, multifamily, hospitality and industrial assets located throughout the USA in the range of $3MM to $15MM. The Company will acquire improved assets which are in need of repositioning. To clarify, the Company’s strategy is not to develop ground-up commercial real estate. The typical project will require significant tenant improvements and leasing commissions in order to successfully bring the asset to market stabilization.
Additionally, the Company seeks to acquire non-performing notes with the intention of opportunistically acquiring the underlying property asset at significant discounts to market valuation.
Most recently, Mr. Smith worked on the acquisitions team at Thor Equities LLC, a value-add and opportunistic private equity fund with over $6 billion dollars under management. At Thor, Mr. Smith was directly responsible for acquiring nearly $2 billion in real estate assets in core gateway markets around the world including New York City, London, Paris, Cannes, Miami, San Francisco, and Los Angeles.
Prior to Thor Equities, Mr. Smith was an Investment Associate at Benenson Capital Partners where he performed financial risk analysis and investment underwriting on new acquisitions, value-add development opportunities, and asset management portfolio strategies. During his tenure, Mr. Smith was responsible for nearly $200 million in acquisitions and new development assets.
In addition to his private equity investment experience, Mr. Smith was the President and Founder of New Vision Company; a corporate real estate and operations strategy advisory firm.
Mr. Malhotra most recently served on Acquisitions team of A&E Real Estate Holdings, LLC, a New York City based real estate private equity firm focused on off market multifamily investments. While at A&E Real Estate Holdings, LLC, Mr. Malhotra contributed to the acquisition of two portfolios with a total purchase price of approximately $540MM. Prior to A&E Real Estate Holdings, LLC, Pavan served as a Senior Associate at PWC assisting the FDIC in the liquidation of commercial real estate loans obtained through the closing of failed financial institutions. Prior to PWC, Mr. Malhotra served as a Senior Associate at BMS Management, LLC assisting the company in strategic property improvements as well as restructuring the company’s debt. From 2005 to 2008, Mr. Malhotra served as an Investment Associate at CapitalSource. While at CapitalSource, Mr. Malhotra sourced, structured and underwrote senior warehouse and direct loans secured by commercial real estate.
Mr. Schofield currently serves as a CMBS Assistant Portfolio Manager at Pine River Capital Management. In this role Mr. Schofield opportunistically invests in legacy CMBS traunches. Prior to Pine River, Mr. Schofield held CMBS trading roles at MF Global, and Gleacher & Company. Prior to Gleacher & Company, Mr. Schofield served as a Senior Analyst at MCM Credit Opportunities. While at MCM Credit Opportunities, Mr. Schofield analyzed the purchase of distressed residential mortgage portfolios. From 2007 to 2008 served as an Associate at American Capital Strategies. Prior to American Capital Strategies, Mr. Schofield served as a Mortgage Broker at Meridian Capital Group. Mr. Schofield began his career at Ernst & Young serving as a Senior Consultant.
Mr. Schofield holds an MBA from Georgetown University and Bachelor of Science in Biology-Genetics form the University of Maryland.
