St Ann’s Redevelopment Community Bid

StART is a Community Land Trust seeking to acquire and redevelop two-thirds of the St Ann’s Hospital site. We want a community-led housing development which meets the needs of people, not profit.

Two-thirds of the St Ann’s Hospital site in Haringey, London is due to be sold for private housing development, with only 14% of the homes classed as “affordable”. Current proposals take no account of the needs of local people at a time of severe housing need. We believe we can do better. StART wants to ensure that this valuable public asset is used to benefit the whole community. Based on the views of the community, our plans will provide a far higher level of truly affordable, secure, good quality housing. We also want to conserve and enhance public green space, and ensure the health needs of local residents are integrated into the fabric of the redevelopment. We have instructed architects to prepare initial plans based on a community survey and a series of consultation events. We now need to raise £25k to pay for the architect to draw up finished plans for the development. These plans will in turn allow us to cost the project and put together a bid for the site.

What we’ll deliver:

  • Develop community-led architect plans for the site
  • Cost the St Ann’s community redevelopment project
  • Place a bid for the site

Why it’s a great idea:

With the potential to build over 500 homes, the scale of this project is unprecedented and could redefine the way we think about housing in London – a community-led development that provides truly affordable homes, green public space, and health and well-being. We believe that local people are best placed to say what’s needed and to take a lead in the site’s redevelopment and management. We envision both the housing and facilities being community-led developments that are managed by and responsive to the needs of the people who live there.

Steps to get it done:

  • Obtain final architect plans
  • Apply for planning permission
  • Raise funds for community bid on the site
  • Place bid on the site
