(Philadelphia, PA) – February 12, 2021. Premier developer Carl Dranoff topped off Arthaus today, the 47-story Center City luxury condominium high-rise overlooking the Kimmel Center on the Avenue of the Arts. Arthaus is the only Center City skyscraper to reach its apex during the pandemic, becoming the newest addition to the skyline and signaling strong investor confidence in the future of Philadelphia. The Arthaus site, at the corner of Broad and Spruce Streets, was formerly the home of Kenny Gamble and Leon Huff’s Philadelphia International Records from 1970 until 2010 when it was destroyed by fire.
The 108-unit boutique building includes three full floor penthouses, one of which is two levels. Arthaus was designed for maximum privacy and light with no more than four residences per floor and each home situated on a corner with sweeping views and oversized balconies. High ceilings and floor to ceiling windows result in sundrenched interiors. Thoughtful floorplans, imaginative design details, state-of-the-art building systems, and fine finishes, including marble or quartz countertops, Poggenpohl cabinets, Sub-Zero/Wolf appliances and beautiful hardwood flooring are all found at Arthaus.
Building a skyscraper is complex in regular times. The pandemic made it exponentially more challenging, and despite the worst of it, the development and construction teams navigated shutdowns, workforce shortages, and supply chain constraints to stay on schedule. That extraordinary achievement means the first residents will begin moving in early 2022.
Mayor Jim Kenney, Councilman Mark Squilla, Ryan Boyer of the Laborers District Council of Philadelphia and representatives of the building trades attended the 1:00 PM event, which paid tribute to the 200-member Arthaus construction crew, whose grit and determination kept the project on schedule. To memorialize the challenges, both crew and guests signed a steel beam and watched together as the last concrete load was crane-hoisted with an American flag flying for the final pour on the 47th floor.

Kohn Pedersen Fox (KPF) architects whose work has shaped modern skylines worldwide – including notable projects like MOMA’s expansion and the Edge observation deck at 30 Hudson Yards in New York City – designed Arthaus. A. Eugene Kohn, Chairman of KPF, grew up around the corner from the Arthaus site and his intimate knowledge of the neighborhood helped inform its design.

Many say Arthaus is his crowning achievement, culminating in a 45-year career spent perfecting urban luxury living. Dranoff’s prior signature condo projects include One Riverside, 10 Rittenhouse, Two Liberty Place and Symphony House. Arthaus is Dranoff’s fourth residential project on the Avenue of the Arts.
There are 2 full levels of indoor/outdoor amenity spaces with lush landscaped gardens and lawns, a commercial greenhouse, 36+ private gardening beds, two outdoor grilling kitchens with al fresco dining, and a 75′ all seasons pool, hot tub, and enormous sun deck. These lush outdoor spaces represent the equivalent of a city park within the building.
Inside, there’s a demonstration kitchen, full bar, two dining rooms, and club/screening room for entertaining, a sauna and steam room, and private hair and nail salon. A board room, ZOOM studio, and library make working from home enjoyable. There’s even a doggie spa and pooch park for pet owners. Attending to every need is a staff that includes a chauffeur, car valet, doorman, gardener, and concierge to make reservations and receive deliveries. Parking is a snap with an all-weather covered cul-de-sac for easy drop off and parking.
Sales are brisk at the gleaming new skyscraper, with units starting at $1.6 million to $15 million for two to five-bedroom floor plans, ranging in size from 1,598 to 5,460 square feet. All have 10 to 11-foot ceilings and extraordinary outdoor spaces, including private, wind-protected balconies.
