Medcap Real Estate, a real estate company managed by Dimas de Andrés Puyol, continues to grow in the retail sector and now launches a new investment fund called Sport Capital Partners in association with the agent FIFA Vicente Forés Llácer and together with several elite sportsmen from teams in the Spanish, French and English leagues. The initial investment of 30 million euros in the first phase will be invested in the next 12 months distributed among 10 commercial assets
Sport Capital Partners becomes a vehicle that will constitute a diversified portfolio with assets in the Retail Value Added segment. The project expects to generate long term rentals with tenants, from 3 to 20 million euros valuation, in the main Spanish and Portuguese capitals. As stated by the CEO of Medcap Real Estate, Dimas de Andrés, Portugal has also become a place for investment given the growth it is experiencing in all areas. “It is a country with great tax advantages, which is attracting tourism and investment from its European partners”.
The fundamental motivation of Medcap with the creation of Sport Capital Partners is the generation of specialized investment vehicles, which allow the entrance of investors who seek to diversify their assets with objectives of fixed profitability and controlled exposure to the retail real estate market. These returns are well above those offered by traditional real estate Socimis and investment funds, due to the deep specialization of the management team and the agglutination of the entire value chain of the project.
The first transaction successfully sealed by the vehicle was the acquisition of a 2,500 m2 property which was leased in its entirety by El Corte Inglés, in the centre of Jerez de la Frontera.
The person in charge of the real estate business, Dimas de Andrés Puyol assures that the situation of the current real estate market is “in a clearly expansive phase, in the middle of an upward cycle, with notable differences with respect to the previous one, for what everything makes think that at least in Spain it will continue growing until 2022”.
Specifically, by 2019 the trends in the Retail sector point to real estate growth in the sector. The lack of available quality supply and the good returns that these assets will continue to offer has led companies such as Medcap to develop new projects that include specialization and innovation as a differentiating seal.
Andrés Puyol’s family has a long trajectory in the retail sector for luxury brands in Madrid and Barcelona. In fact, it has been the promoter of some of the most emblematic High Street Retail projects in recent years, such as the opening of flagship stores such as Apple in Barcelona, Adidas, Desigual and Louis Vuitton, among other projects. With this new objective, Medcap intends to continue expanding its outstanding portfolio of real estate assets in Europe and demonstrates the capacity of this company to “identify assets with great growth potential”.
