Housing shouldn’t cost a fortune; not for the builders, and not for the residents. That’s why we’re developing multi-family housing constructed from shipping containers.
More and more people are beginning to take a closer look at their impact on the environment. People today — especially millennials — value renewable energy sources, recycling, and green technology. Even when looking to rent or buy a house, people pay attention to the property’s level of energy efficiency and the environmental impact made by building the unit. However, there is still a need for housing to be affordable.
SMG and an architectural team are developing unique multi-family housing. Crafted from shipping containers, these units offer low-cost housing without sacrificing beauty, style or functionality. Plus, the development is being designed to be a LEED Platinum near net-zero energy project incorporating solar and wind turbine technology to provide low cost energy for our tenants and virtually no carbon footprint.
The housing design consists of six shipping containers, each measuring 8’ x 45’ x 9.5’. This design lowers the cost of the typical build by up to 50%, allowing for greater profits and increasing the long-term strength of the project. Additionally, housing built from shipping containers is modular in nature and takes less than 18 months to complete; thus building a stabilized revenue stream much quicker than industry averages.
There will also be a full two-car tandem garage for each unit, full back and front yards, 200 sq. ft. of storage space, and a porch and patios on upper floors. Shipping containers are sturdy, and the units can withstand category 3 hurricanes. And, in the case of a fire, unit to unit spread is dramatically reduced… if not totally eliminated.
The facility will be located on approximately 51 acres of land and total 500 units (20+ acres for apartment units, 10 acres commercial and 20+ acres for energy resources). Also included on the property will be a fueling station (electric and fossil fuel), convenience store, exclusive coffee franchise with restaurant (serving breakfast, lunch and dinner), dry-cleaning store, shopping center and full grocery store. Property will also include many amenities for the tenants, including a dog park, walking trail, laundry facilities and workout facility (indoor and out) to further attract the millennial/eco-conscience demographic. This type of construction and encapsulated community will be very appealing to work-at-home millennials looking for ecologically conscience housing.
Housing will be built from repurposed shipping containers and recycled metals. The Houston multi-family development will incorporate solar and wind turbine technologies to provide energy for tenants and a virtually zero-carbon footprint. Once insulated and completely built out, shipping containers are 20 degrees warmer on the coldest day and 20 degrees cooler on the hottest day, boosting efficient energy use.
The tenant turnover rate is expected to be less than 5% per annum. Housing will be convertible by owner-financed loans to condominiums as the tenants move into their second year of their stay in our community. Renters with the good and best payment history will be eligible to receive this program and able to start home ownership. The tenant will have this understanding and goal of home ownership from the beginning thus treating the property as theirs and not being destructive to the property. This will also help us lower the cost when turn-over occurs.
We’ve combined technology and construction innovations to develop a multi-family property to serve our tenets while giving our investors an efficient and profitable endeavor. Here’s a look at the progress we’ve made so far.
Construction
We are working with a manufacturing facility in Houston to develop a modular building system to construct all housing units. The units will be manufactured off-site and structures will be placed together on-site for quicker and more cost-efficient development of the property. We will conclude full development within 18 months from the start date of build.
We have located land for the build, we have gained city involvement and preliminary approval, and we have taken the initial steps with the architect and engineer to develop the project.
Partnerships
SMG has purchased an exclusive franchise coffee house, which we will franchise throughout all our communities. We are working to secure laundry and gas/electric fueling station franchises to offer additional conveniences for our tenants. We’ve also established the necessary partnerships with debt facilities (bank and others), architecture firm and engineering firm.
Manufacturing/Distribution
Containers for the build will be moved by train and tractor/trailer through the pre-manufacture/construction process.
