Golden Pond Retirement Residence is a home for seniors for assisted living. This is not a long term care operation, although some care is provided by nurses on staff -as required. The retirement home is in operation for almost 10 years, and shows many design and operational elements which are future oriented as living options for seniors. . The owner wishes to create, at a different location, small, independent living units for seniors, along with supportive services ( assisted living). Staff for this shall live onsite, in their own similar units of different designs (not barrier-free).
In the first phase, it is envisioned to build 3 units for staff and 5 units for senior residents. This would be a fully functioning cluster. In addition, a common building for dining, socializing, mingling, activities.
The unique concept lies in the application of the accumulation of 25 years of experience in the retirement home industry by the what I call creative steward, and how these elements can be combined to achieve an enriched living environment for our elders, while at the same time, providing those units and services in the most inexpensive way. The idea is to stem the tide of the mushrooming costs of today’s retirement homes and related services. To go in the other direction is a must for everyone, keeping in mind that the senior population is about to bulge even more, and more and more services will be required. Thus it can be assumed that after the concept proves itself to be beneficial for all involved, that more clusters will be built,. The same property in Miramichi, New Brunswick,allows for expansion. Beyond that, more of those senior residences can be built. The proximity of larger towns is beneficial for having a target market of senior population. The capital involvement from an investor’s viewpoint is nothing else but a multi unit income property, with additional services provided. Total amount requested for the first cluster is 8 units each $ 100,000, in addition the main building $ 150,000. Land to be max. $ 100,000.
Infrastructure clearing,, roadways, wells, septic supply lines of power etc. another $ 150,000 for a total project cost of $ 1,200,000.
Irregardless of the additional services provided, the cost of the loan, for instance 8%, +20% reserve fund, +20% profit for the creating company, equals the capital cost included in the rent. Real rent of course would include utilities, associated cost like insurance and administration, and of course the additional services. Given this model, the rent is a direct mirror of the expected Rate of Return for the Investor. Security can be offered in terms of a first mortgage.
