Memorable Acquisition – In October 2015, we acquired a self-storage property in California that was 100 units on 3.5 acres and had 65% occupancy. At a 10% target cap rate, the property was valued at $350,000. We acquired it for $325,000 using a private lender to finance the transaction. This is a great example of the many opportunities that we want to share with other investors.
Attracting Investors – We launched on August 22, and we started taking accredited investors the next day. We expect this number to dramatically increase, as we’ve been experiencing overwhelming interest.

As CEO, Matt handles business development, marketing strategy, and financial planning. He also helps out with the deal structure and data analysis for each investment. With over 5 years of experience in real estate and finance, Matt has developed a deep understanding of how to raise capital and serve clients. He came up with the idea for RealCap when he noticed that his clients were tired of market fluctuations and were looking for a better way to invest. He developed RealCap to allow investors to leverage the team’s knowledge and experience to generate higher returns in a passive investment with as little as $10,000.
Tim Soto, COO
In his role as COO, Tim handles acquisitions, operations, and management of the properties. He is a full-time real estate investor who specializes in under-performing and value-added investment opportunities in emerging and reemerging markets. Licensed in the state of California, Tim has over 20 years of experience in the real estate industry and has been involved in over 200 transactions. Tim is also a veteran of the US Marine Corps, where he obtained the traits that have helped in building rapport with others, including problem-solving, negotiations, and team-building.
