Investment in Tax Lien Certificates
FutureGen Capital has the staff and expertise to purchase tax lien certificates and we specialize in purchasing these in Maryland, Washington DC, Texas, Florida and Illinois, while averaging returns from 6% to 21% per year
Investment in Residential REO via TLC
Each year in the State of Indiana counties have tax lien sales. If a parcel’s lien is not sold at the tax lien sale Indiana law provides counties the option of selling their remaining tax liens at a Commissioner’s sale.
The period of redemption on these liens is shortened to 120 days versus the standard year redemption period. In fact, the buyer may receive a tax deed sooner and more of them via the Commissioner’s sale. We expect that in this particular Commissioner’s sale up to 60% of the liens will become deeds transferred to the buyer. This can result in a portfolio of up to 150 REOS
First Trust Deeds
FutureGen Capital provides loans to experienced builders/renovators for the purpose of repositioning residential assets for resale. Each loan is priced individually. Our goal is to achieve a yield above 12% or higher. Heavy emphasis is placed on the supply/demand balance within a real estate submarket. In other words we want to lend in areas where the resale will be completed in 30 days or less.
HOA Liens
There is a unique opportunity to work with us in Nevada buying up homeowner’s association liens at auction and making money by renting out the homes- thus adding instant equity to their portfolio. The typical hold period is two years, then liquidate the current portfolio. We are currently purchasing properties and completing the rehab for around 20% LTV.
The liens have a superior position even over the first mortgage (Super Lien) under Nevada state law.
President
Lawrence Schmidt
Has over 20 years experience in business development for US and European companies. Prior to that Lawrence has ten years experience as a COO/CFO for real estate development and mortgage companies in Florida and Georgia. His previous experience includes companies as Extreme Mortgage, CWS, Frohling Development, Leadership Mortgage and was President of Pilatus Financial Service for 12 years.
Along with his management duties he also oversee the, HOA lien, tax lien and tax lien servicing department.
Executive Vice President
Patrick Donoghue
Has been successfully lending and structuring residential and commercial real estate transactions in the metro Washington DC market for over 12 years. Currently, he manages the private lending activities, along with work on projects that generate additional revenues for the company.
Prior to joining FutureGen Capital, he directed and oversaw large energy producers in procuring development leases in the Marcellus Shale region.
Senior Vice President Operations
Michael Spirovski
As Director of Assets Management, he managed the Tax Lien Service department. He is responsible for all aspects of our tax lien servicing, from performance, due diligence, compliance and business development. He meets regularly with industry officials and attorneys to keep up to with changes to rules and regulations.
At the same time since being promoted to this position in September 2013, he also continues with his old duties of investor relations, working with wealth managers, CPAs and high net worth individuals.
