After experiencing some unique opportunities the Company developed unique processes and methods to procure critical raw materials and building supplies at a considerable cost savings. Additionally in house manufacturing processes, toolings and semi automation will significantly reduce the field labor costs of construction. Other soft cost reductions further adds to overall savings. Company maintains a robust shop control system that tracks labor, material and outside services on a job by job basis. This discipline ensures proper budget to actual reporting on each order.
By focusing on manufacturing / constructing a low cost good quality residential product, Company can afford to develop real estate at an affordable price range. This strategy will open numerous options including partnership with the local governments such as City of Los Angeles, San Diego, Sanfrancisco to offer affordable housing solutions on the whole project or a portion in exchange for other offsetting considerations.
This opportunity is a multi pronged strategy that can open several channels to generate income. For example, projects where overall cost is 60% to 70% of appraised real estate values, the Company may choose to keep the portfolio and refinance up to or slightly more than the cost. This will allow the company to payoff investors or free up the working capital and hold the real estate portfolio that will likely generate positive income for the shareholders and ultimately deliver a fully paid portfolio at loan payoff.

He received his bachelors degrees in Economics from University of San Francisco (1984); passed the CPA exam from California State Board (1989); served as CFO / COO for a privately held multi million dollar company for 14 years. Participated in selling that company to Vivendi Universal (US Filter) in 1998. Joined the acquiring Public company as a senior manager. In 2001 hired by a large steel fabrication and supply company (Los Angeles) as its President & CEO. Sold that company to a German Public company (2010). Started his own steel fabrication company in 2011. Hands on and visionary executive with experience in Finance, IT, Operations, Manufacturing, Marketing, Business Strategy and Development.
