Four Points by Sheraton Naperville/Aurora/Chicago Hotel Development Project
The project consists of Construction of the 134 room hotel over 12 months followed by the investment strategy to operate the hotel for 2-4 years for a total hold period of 3-5 years. Over a 3 year hold period, projections have the hotel achieving a 71.1% occupancy, $114.55 ADR, annual NOI of $1,380,507, with an overall value of $17,256,337 and over $3,216,505 in gross profits which will provide the 70% Limited Partner Equity Investor with a 16% annualized return.
The profits are maximized with a 5 year hold period, as projections have the hotel achieving a 74% occupancy, $122.74 ADR, annual NOI of $1,658,889, with an overall value of $20,736,112 and over $8,897,545 in gross profits which will provide the 70% Limited Partner Equity Investor with a 26.5% annualized return.
