    Hubcreate is smart software for todays modern workspace or coworking centre. We have upgraded our existing CentreCharge software to a Software as a service (SaaS) platform called Hubcreate.

    Hubcreate is a modular platform that is simple and easy to use. The software provides:
    An online Community & member portal,
    Full CRM functionality,
    Billing,
    Workflow Automation,
    Occupancy Analysis &
    Availability management.

    PROBLEM SOLVED

    Running a flexible workspace or coworking centre is highly admin intensive. Staff spend time creating membership agreements and licences, managing enquiries, booking and managing rooms & desks and then trying to measure whats going on. Often old systems and excel are the only tools they use.

    Hubcreate’s unique Community engine and workflow tool allows Community Managers & Office managers to automate the time consuming tasks,, so they can focus on building community and making everyone in the office happier, healthier and more productive which in turn drives occupancy and revenues.

    REVENUE MODEL

    We have a Software as a Service model (SaaS). It is a recurring revenue model where the revenue comes over an extended period of time. (The customer Lifetime). The customer has an option of paying monthly or annually in advance. We offer two months free for customers who pay annually in advance. We currently enjoy an average customer lifetime of 6 years and growing.

    We offer customers multi versions from a basic entry version at £99per month to an enterprise version at £300 per month.

    EXIT STRATEGY

    We aim to exit in 4 to 5 years for between £10million and £15million. We anticipate exit to be via a Trade sale to one of the following types of business:

    1 . A high growth Coworking or Serviced Operator wanting to extend their network – technology is a key enabler in their success.
    2. Another larger Independent Software Vendor who wants to expand their reach into the sector. We anticipate these are existing Commercial Property software providers
    3. Other high growth Vendors in the Coworking & flexible Workspace sector. Companies such as Essensys where we have existing relationships, Liquidspace, Davinchi and Meetingrooms,com
    4 Online office Brokers whose businesses are being squeezed
