After the property is purchased, rehabbed, and rented out, we then take out a 15 yr mortgage on the property to purchase the next property. The rental income will pay for all taxes, insurance , and loan payments, with approximately 5% profit left over. After the loan is serviced the profit margin should increase to approximately 25%.

We look for building in Philadelphia, Montgomery, and Bucks counties. We strive to find properties that have potential to become multifamily units. We get most of our construction cost at wholesale rates keeping the cost of development as low as possible.
