L J Camping Connection is seeking to purchase an established campground in Michigan. We owned and operated a campground in 2010 and 2011 and we learned a lot about what campers are looking for in a park. Plus, we have been campers ourselves for the last sixteen years.
We are currently seeking a park in Michigan that is heavily wooded, has at least one hundred sites, easy to get to, and has some sort of swimming – either lake or pool. We have a few in mind and one in particular that we would like to buy. When we ran our campground four years ago, our customers loved us because we cared about them as people, and not just dollars. In fact, we are still friends with many of them today, even though they live all over the state. What makes us different, is that we cater to what the campers want in a park. We have planned activities including themed weekends, hay wagon rides, concerts, bingo, and crafts – just to name a few. Our bathrooms were always cleaned and well-stocked for our guests. We stocked our store with items that they may have forgotten or might need; but we didn’t over charge them for the items. I would buy items discounted and charge regular store prices at the camp store. Our camp store also carried snacks including ice cream, chips, and drinks. Our new park will offer all of this and more.
Many campgrounds have an early check out time of 11:00 AM or 1:00 PM so the day you leave you basically have breakfast and pack up to go. We feel that campers waste a day that they could be enjoying the park and nature. Therefore, we have decided to have a 4:00 PM check out at our new park. This way the campers can enjoy a good part of their day before heading home. This policy alone will attract customers because no other park in Michigan is doing this without charging a late checkout fee. Also, when you pay to camp, you have access to the entire park and its amenities, with the exception of boat rentals. One price for camping fun.
We will be operating a campground which will offer sites for overnight guests and seasonal guests (who pay to stay the entire season). We will offer themed weekend and lots of activities for the campers to do. In the past, each weekend had its own theme and I would plan activities around that theme. There will be activities for all ages including bingo, crafts, games, water games, and concerts. We will have activities in case it rains as well. Our campground will focus on our campers as guests and treat them as such. Check out time will be later (4:00 PM) so our guests can enjoy the park longer. Whatever park we buy will have swimming whether it is lake swimming and/or a pool. We will make sure that the property also offers fishing even if it is in a pond. Our camp store will stock all of the necessary items for camping and fun items too. We will sell ice, wood, and snacks. Lastly, our park will always be clean, especially the restrooms.
